Since it was created in 2003, WGF AG has built up a considerable portfolio of real estate throughout the Federal Republic. Thousands of tenants and their families feel quite at home in our buildings. One-quarter of the total rental space is used for commercial purposes: offices, stores and other areas.
We operate to very high standards of customer care in our tenant management. We use asset management measures to increase the residential or utility value of our buildings. The results of this added-value strategy are a high level of customer satisfaction and increasing market values. We realise this added value through systematic sales of the buildings. We use these trade activities to serve the increase in demand for real estate as a low-fluctuating and comparatively high yielding asset investment. At the same time, these sales testify to the intrinsic value of the mortgage loans with which WGF AG primarily finances its portfolio.
Since 2004, several thousand investors have put their trust in this highly profitable non-bank form of investment. First-rate land collateralisations and other legal and statuary securities are decisive in ensuring the growing acceptance of WGF mortgage loans. Since 2009, investors have also been able to enjoy the benefits of profit participation rights in WGF AG. With a profit share of 8% of the nominal profit participation rights, they are included in the dynamic development of WGF AG.
The uniqueness of this business-financing model, combined with many private and institutional investors' desire for inflation-beating security, all speak in favour of the continuation of the expansion strategy not only of WGF AG, but of the entire WGF Group.
