This enables WGF AG to realise project developments for their own accounts (as trader developer) as well as service developer for third parties. WGF AG implements in cooperation with PROJECT4 and Ilse Bau und Planung GmbH concepts for demand-oriented design and provisions of building land. Furthermore WGF AG signs responsible for revitalisation and re-development measures of its own property portfolio.
WGF AG’s decisive strength is the transformation of property portfolios no longer contemporary (e.g. former office or administration buildings) in urban locations into sustainable utilization concepts for example hotels of the two to three and a half star category. For this purpose properties and property portfolios are found and investigated as to their alternative use options. After their acquisition they are then converted based on the corresponding concept. The affiliate Ilse Bau und Planung GmbH thereby acts as general contractor.
Advantages arise for both parties, for the previous owner, who can sell unprofitable real estate, as well as for the investor, who after the revitalization gains a redeveloped and long-term let core investment. In addition the corresponding region profits from the fact that existing buildings in need of refurbishment are filled with new life through a well thought-out concept. WGF Finance Group’s hotel development thereby contributes to a substantial urban district development.
